Commercial Insurance
Commercial Property
Covers your buildings, equipment, and inventory against fire, theft, weather, and other covered losses.
What It Is
Commercial property coverage protects the physical assets of your business, including buildings you own, equipment, tools, furniture, inventory, and improvements to space you rent. It typically covers losses from fire, theft, vandalism, wind, hail, and other covered causes.
What It Typically Covers
- Buildings you own
- Equipment, tools, furniture, and inventory
- Improvements you’ve made to rented space
- Lost income while you can’t operate after a covered loss, if business income coverage is included
Common Gaps to Watch For
- Flood and earthquake are typically excluded and need separate coverage.
- Vehicles and trucks aren’t covered here.
- Replacement cost versus actual cash value. Actual cash value subtracts depreciation, so payouts can be lower.
- Coinsurance. Insuring for less than a required percentage of value can reduce what you’re paid.
- Lost income isn’t automatically included.
Who Usually Needs It
Any business that owns or leases a building, or has equipment, tools, or inventory at a location.
What Underwriters Consider
- Building construction, age, and occupancy
- Fire protection and security
- Values of buildings and contents
- Location and weather exposure
- Claims history
Questions to Ask
- Are my values current?
- Is my coverage replacement cost or actual cash value?
- Is business income coverage included?
- Do I need flood or earthquake coverage?
- Is there a coinsurance requirement?
All coverage is subject to policy terms, conditions, and exclusions.
